Last week, the Board held the quarterly meeting, including budget and 2027 assessment rate approval. Two additional residents were in attendance. Below is a summary. The actual Minutes will be posted to the Crest portal when approved.
Budget – Individual categories were reviewed, the session opened for additional questions, and then the 2027 budget was approved. One suggestion to potentially save money regarding the lakes was received and will be followed up on. Please see the additional Q&A link for answers to questions and concerns.
2027 Assessment Rate – Approved at $1,330.
Annual meeting discussion/preparation – Solicitation of Candidates for the Board will arrive with the 2027 Assessments. Nominations will close around Dec 20. Annual meeting notice will be mailed out around Jan 4, with voting starting immediately and ending the day before the annual meeting. Tentative date for the 2027 annual meeting is Tuesday, Jan 26.
Maintenance update:
Pergolas – Borth pool pergolas are now sagging. The shade structures were recently approved and input about the color choices were discussed with the two residents in attendance. The new shades will has a desert sand fabric with dark brown poles to be cohesive with surroundings and similar to the current colors at the pool.
Outdoor shower – Replaced and a new drain line spigot put in at the lowest point where the line runs into the building. With the shutoff valve in the attic, it can be turned off in a freeze to prevent damage. Unable to relocate as previously discussed due to limitations against the building and the concrete without sufficient slope away.
Lighting – all ceiling lights replaced. New vanity lights installed in both bathrooms that use regular LED bulbs instead of 24” fluorescent bulbs. For the price of two sets of old replacement bulbs, we got new fixtures with bulbs that are easier to change, cheaper to operate, and significantly cheaper to replace.
Pool repairs – The tiles on the back side of the pool and peninsula between the shelf and steps that had fallen off were all replaced. New lights were installed so that all 6 now work. We appreciate a fellow resident stepping to complete the light replacement on a volunteer basis!
Electrical – A quote was received to replace electrical elements in the pump room that are degrading due to rust. This is a significant amount that is neither budgeted in operating expense or reserves. We will solicit additional bids and opinions on required work before moving forward. The intent is to get this information now while it is not time critical before it becomes such that the pool pumps no longer operate and emergency repairs are needed.
MUD reuse water update – Progressing as planned from their side. Agreement with neighborhoods being reviewed by them internally with hopeful approval upcoming so we can review it. Engineers putting together the plan for irrigation modifications to review.
SAYOR for all residents – Approved at previous Board meeting to protect Association when lifeguards don’t show up, leave early, etc. We are working to update online form and will send out information soon. If you do not already have SAYOR, please be on the lookout for further information via email from Crest soon.
Deed Restriction Violations – We see the feedback on the overall appearance of the neighborhood degrading. The Board and a Crest representative were available to listen. We solicited input from residents if there were any specific violations the inspector should focus on. Any resident may send in violations via the Service Request Form on the Crest Homeowner Portal. Deed restriction option in the dropdown. Concerns and reports submitted to management are kept confidential and handled anonymously whenever appropriate. We understand what residents may say that we pay to have someone do this. We live in the neighborhood and may see something that bothers us or isn’t right. The inspector drives through once a month. She does her best job to catch as much as possible, but isn’t perfect. We can hold each other accountable. This may also assist the inspector in understanding what the community as a whole wants to prioritize and look for. An inspection was recently completed. If you got a violation letter and need additional time to complete work, please be proactive in reaching out to Crest to document that.
