On Wednesday, June 19, the Board met for an Open Board Meeting. Below are not official Minutes but a simple recap of what was discussed to keep all residents informed.
Summary of approvals outside of meeting – The Board has authorized the lawyers to pursue 4 lawsuits if residents don’t pay past due assessments by the expiration of the final notice.
Financials – Year to date we are below budget. More than $47,000 or 6.5% of assessments are still outstanding.
Board Reports
President
Enclave lake – We are in contact with the lake management and developers of Mirella. Once sod has been installed at Mirella and runoff is minimized, the lake will be treated to settle all of the sediment. This is will paid for by Mirella.
Fountains – Please do not try to turn the fountains on or off manually. This causes the timers to mess up and fountains not work properly.
Vice-President
Pool access system – The replacement project is nearly complete. The last access cards will be distributed soon. (email went out 6/20)
ARC – We are working with Sterling to speed up the process.
Little Free Library – We appreciate the care provided by the guardians. We ask any residents who see anyone damage the library or steal books to say something to those individuals. It’s a shame this is happening.
Treasurer
Landscaping – New liriope was replaced where the dying roses were removed in the entrance median. Replacements plants under warranty in the roundabout and behind the pool will be installed soon. We will add additional plants in the empty space of the heavily traveled walkway next to the dog park. The dead trees throughout the neighborhood will be removed soon (taking place today). We are working to get quotes for additional plants and enhancements at the entrance sign. If residents see the irrigation system running after a heavy rain, please let us know exactly where and what time this is taking place. The system is not “smart” but only skips a watering if the rain sensor is wet. We can more efficiently troubleshoot a bad sensor if we have specific information.
Secretary
Crawfish success – We had a great turnout and cooked a record 500lbs of crawfish. Thank you to the sponsors who donated a collective $2000 to this event.
Golf cart parade – A neighbor is organizing a golf cart parade on September 21. Initial information is on Facebook but more will be forthcoming.
Director
Swings – The toddler swings at the playground have once again been replaced due to damage. Please do not stand on them and politely say something if you see this happening.
Road repairs – We are working with Precinct 3 to request repairs to the curb and road where the car fire took place at the entrance.
New Business
Nothing was voted on. Further updates on community projects:
Reserve Study – We have received one proposal but will try to solicit more before making a decision. Would like to complete this before we do 2025 budgeting in the fall.
Pool party policy – We have put together applicable rules for a pool party since we get regular requests. None of these rules are new and are already enforced. Pool Party Policy
Selling bounce house – As discussed during budgeting last year, this is a large liability for us and will be sold. If interested in purchasing, please contact the Board.
Neighborhood improvements – The trash can by lake 2 that blew away was replaced recently. The pet waste trash can in the dog park will be replaced. A new park rules sign is still in the works. The ceiling fan at the pool pavilion will hopefully be replaced soon. The unused glass bulletin board in front of the pool pavilion will be removed.
Executive Session
Discussed suspending pool privileges for any resident who has not paid and is not on a payment plan for 2024 assessments or who has any outstanding fees over 12 months. Discussion of sending outstanding 2024 assessments to the lawyers at the expiration of the last notice.
