The Hayden Lakes Board met on Tuesday, Sep 30, for the third quarter meeting. We appreciate the attendance of 17 additional homeowners. The following is a recap.

Management
– Effective Nov 1, Crest Management Company will assume of the Association’s management.
– Better and more convenient customer service to residents.
– Not purely a money decision. In fact, it is the same monthly cost.
– Dedicated manager, assistant manager, and accountant. Residents will have contact information for each and should expect a response to any communication or email no later than the following business day.
– Pool access, SAYOR and ARC requests will be e-sign online. Pool cards take 2 days to process plus USPS mailing time. Email will be sent with a tracking number.
– Less wait time for initial input processing of ARC requests.
– Assistant manager completes monthly inspection and will include direct contact information on letters for questions. If a resident disagrees with a violation, they can request to take a photo on the following inspection and email it.
– Option for residents to register online for email notification of any deed restriction violations or annual dues notifications that are not required to be sent certified mail.
– Potential savings for the Association for printing and postage.
– Resident must sign up individually as this is consent to receive notifications electronically. Information will not be transferred over from Sterling.
– Anticipate a Welcome Letter the first week of November.
– Board looks forward to a smooth transition but we standby ready to assist any residents with questions.
– Thank you to Aubrey and Sterling for their years of service to Hayden Lakes.

Budget
– 2026 budget with a $110 assessment increase to $1,210 annually passed unanimously.
– Only one question related to the combined maintenance line-item.

 Pool
Swim At Your Own Risk hours all winter plus Mondays starting immediately.
– Pool and restrooms will be available for SAYOR residents 365 days a year from 6am-9pm.
– Lifeguards will resume afternoons Tuesday-Sundays in 2026 when school is out for the summer.
– All appropriate access cards have worked for two seasons. If card does not work, contact the Board or management.
– Do not let in anyone who claims their card does not work. Access may be restricted if the proper paperwork is not on file, dues are not paid, or the pool needs to be closed for safety. 

Lights
– Lamp posts along Hayden Lakes Dr have been reported to Centerpoint for repair multiple times.
– Board is working to address this but since they have taken several months, we encourage residents to call in as well to report them.

Social
– Garage Sale – Saturday, October 4.
– Fall Festival and Christmas Market – November 15, 10a-2p at the pool pavilion. Interested vendors please contact secretary@haydenlakeshoa.org or ilianaaustin18@gmail.com.

Elections
– Two open positions for the Board of Directors.
– More information on the nomination and election process as well as a timeline will be available in November.

Old Business
– Previously disseminated for review.

New Business
Pool coping stones – In the process of reviewing three quotes to have work done on loose/missing coping stones and vertical tiles on the back of the infinity edge.

 Gutter repairs – Waiting on bids to fix gutter damage at the pool pavilion. Damage caused by the tree to the left of the entrance and a sagging section on the back side facing the pool.

 Sidewalk drainage – Working to identify a solution that prevents standing water on the sidewalks around the Enclave lake.

 Volunteers – Needed to select the holiday Yard Of The Month in October and December and monthly next-spring and summer. Also looking for interested individuals to join the landscaping committee. Please contact the Board to volunteer for these or any other roles.

 NWMUD5 Water Reuse Plan
– MUD approached the Board about installing a reuse water pump in our neighborhood for irrigation water.
– TCEQ Type I water safe for fish and dogs will be piped into the retention lakes.
– Pump will draw from the lakes when needed for the irrigation.
– Association will only be charged for water pumped out of the lakes. Ccharged the same $1.50/1,000 gallons that we are currently charged. The savings come in that we would not be charged the $3.05/1,000 gallons NHCRWA fee. Approximately a 2/3 savings, totaling more than $30,000/year depending on water usage.
– Pumping water into the lakes should keep them full, even in times of drought. Full lakes will reduce algae issues when the lakes would otherwise be low and hot. In turns saves on chemicals to treat the algae. Should also not have watering restrictions if using reuse water.
– Board had several productive meetings and conversations with MUD Board members and their engineering firm on the location of the pump. Originally proposed location and building was a metal building along the west side of Hayden Lakes Drive just past the main playground. When the Board declined that proposal, the engineering firm suggested a location east of lake one bordering Boudreaux at the front of the neighborhood. This was also a firm no from the Board. After meeting in person, we worked on a mostly underground system instead of a metal building that will be place at the east end of Violet Hollow Park.
– MUD Board President has assured us that any protective fencing, landscaping, and noise reduction solutions will be approved by the Association Board.
– Project is still 18-24 months away. We will keep the community updated as we continue working with the NWMUD5 Board. 

Executive Session
– Board approved 6 recommendations from the attorney to pursue lawsuits on homeowners who have not paid assessments.
– Discussed sending another 20 residents to the attorney for collection on unpaid assessments.
