A reserve study was completed at the end of 2024 to assess the physical condition of our assets and a financial analysis to ensure we position the Association to adequately handle all future maintenance of common areas. June Board Meeting Recap
On Wednesday, June 19, the Board met for an Open Board Meeting. Below are not official Minutes but a simple recap of what was discussed to keep all residents informed. Summary of approvals outside of meeting – The Board has authorized the lawyers to pursue 4 lawsuits if residents don’t pay past due assessments by the expiration of the final notice. 2025 Budget
2025 Assessments will remain the same as 2024, $1100. The most notable changes are negotiating more favorable lake maintenance and management agreements. We are increasing the reserve savings for 2025 and a further significant increase for 2026. The Board has worked diligently for cost saving measures for 2024 and will continue to do so as we move into 2025. Residents with cards for access during times of lifeguards only - We have replacements cards for all residents whose cards have not worked this past month. Enclave Lake
We understand resident concerns with the lake being continuously murky. We are in communication with Caldwell, the developer of Mirella, and shared your thoughts. This past week, the Board walked The Enclave and build site to identify potential sources of dirt contamination and areas of improvement. 2024 Budget and Dues
Residents of Hayden Lakes, After much discussion and consideration, we have reached the difficult decision to raise dues for 2024. This necessary increase can be contributed to 4 primary factors – electricity, water, aesthetics, and repairs. Just as residential electricity has increased, so too has the cost for the Association. Pool Update
Hi Everyone, I hope everyone is recovering from the storm and your family is getting back to normal. During the storm, the access control system that allows you to swipe and enter the pool was damaged beyond repair. I think this was in part due to the storm and part to the builders because of where they mounted the equipment.
